Introduction to an independent Construction Controller:

If you wish, we may introduce you to an independent building engineer whose role is to verify constantly in situ if the architects’ drawings and specifications are followed by the contractor.

We wish to emphasize that we do not receive any commission from any of the herein-above intermediaries. We introduce them to you just because our only desire is your entire satisfaction.

CONSTRUCTION REGULATIONS

Fortunately for everybody, the local authorities do not want Koh Samui to become another “Concrete Jungle” such as Phuket. Therefore, there are numerous regulations to protect the serene beauty of the island, among which:

  • Not more than 10% of the island can be built.

  • The building areas are clearly defined, separated, and zoned (commercial, residential, etc.)

  • No construction is permitted less than 10 m from the beach.

  • No building higher than 6 m (including the roof), more than one storey, and of a surface of more than 75 m² can be build between 10 and 50 m from the beach.

  • Between 50 m and 200 m from the beach, the building can be 12 m high, roof included, but cannot be more than 2000 m².

  • Over 200 m from the beach, the building can also be 12 m high, but there is no surface limitation.

  • Moreover, all building must have a peaked roof, flat roofs being no longer permitted.
